The First Step

The first step will be to decide which type of appraiser's license you want to obtain. There are three different types, with different requirements for each.

LICENSED RESIDENTIAL APPRAISER - Appraisal of noncomplex residential properties, less than $1,000,000 in value.

EDUCATION: Minimum of 150 hours in courses of at least 15 hours each, including 15 hours Uniform Standards of Professional Appraisal Practice. Distance learning restrictions may affect credit.

EXPERIENCE: Minimum of 2,000 hours of appraisal experience, to be obtained in a time period of not less than eighteen months.

EXAM: Successful completion of state examination. (75%)

CERTIFIED RESIDENTIAL APPRAISER - Appraisal of residential properties of any value or complexity

EDUCATION: Minimum of 200 hours in courses of more than 15 hours each, including 15 hours of Uniform Standards of Professional Appraisal Practice. Associates Degree or higher (in any field), or 21 semester hours in specific subject areas: English Compositions, Principles of Economics (Macro or Micro); Finance; Algebra; Geometry or higher mathematics; Statistics; Introduction to Computers: Word Processing/Spreadsheets; Business or Real Estate Law.

EXPERIENCE: Minimum of 2,500 hours of appraisal experience within a minimum of 24 months

EXAM: Successful completion of state examination.(75%)

CERTIFIED GENERAL APPRAISER - Appraisal of any type of real estate

EDUCATION: Minimum of 300 hours in courses of more than 15 hours each, including 15 hours of Uniform Standards of Professional Appraisal Practice. Bachelors Degree or higher (in any field), or 30 semester hours in specific subject areas: English Compositions, Principles of Economics (Macro or Micro); Finance; Algebra; Geometry or higher mathematics; Statistics; Introduction to Computers: Word Processing/Spreadsheets; Business or Real Estate Law, and 2 elective courses in accounting, geography, agricultural economics, business management, or real estate.

EXPERIENCE: Minimum of 3000 hours of appraisal experience within a minimum of 30 months (1,500 - 3000 hours in non-residential) appraisal work.

EXAM: Successful completion of state examination.(75%)

1. Applicants for the state exam should contact the ARIZONA BOARD OF APPRAISAL at (602) 542-1539 for the application packet. The initial application fee is $400.00 payable by certified check, cashier's check or money order to the Arizona Board of Appraisal. This fee is NON-REFUNDABLE.

2. Applications must be submitted 45 days prior to the exam. Upon review of the applications by the board, the applicant will be notified if they are eligible to take the exam.

3. Examination fee is $100.00 payable by certified check or money order. 

4. Licenses are good for a period of two years. Renewal fee is $425.00 + $50.00 National Registry Fee.

5. 28 hours of continuing education is required every two years. 14 hours of USPAP is required as part of the 28 hours of continuing education every four years.

RECIPROCITY

If another state has similar licensing and certification requirements, an applicant who is certified or licensed in another state may obtain the equivalent license in Arizona (terms and conditions determined by the Arizona State Board of Appraisal). Arizona presently has reciprocity agreements with the following states.

A resident of a reciprocal state must submit a copy of their current license/certificate from the state they are a resident of, and an original letter of good standing, prepared within the last 30 days, from each state the applicant holds a license in.

General Licensing Information

An applicant must be at least 18 years of age. An applicant must be a citizen of the United States, or a legal resident alien. A license applicant may be subject to a background check, including fingerprinting. Representations may be checked against local, state and federal records. Conviction of a felony and other adverse items could cause a license or certificate to be denied. The school does not make this determination; for more information, contact the Arizona Board of Appraisal.

Other Information

The Arizona Board of Appraisal issues temporary licenses, assesses the need for temporary waivers due to scarcity of appraisers, and licenses property tax agents.
